Commentary on November 2026 BTO Sales Launch

The Housing and Development Board (HDB) announced the start of the November 2026 BTO sales exercise today, with applications open until 11 November 2026. In total, 7,964 flats will go on sale across seven projects in Sembawang, Tengah, Yishun, Bedok, Geylang, and Toa Payoh.

The 7,964 BTO flats offered represent a 14.6% increase on the 6,952 BTO flats launched in June. This also means the Government has met its target of launching 19,600 BTO flats by year-end.

Notable launches that could see firm interest include Bayshore Sails and Bayshore Oasis, along with Toa Payoh Hillside and Chencharu Acres.

“As the first BTO exercise under the higher $16,000 family and $8,000 single income ceilings, this will likely boost participation from households earning above the previous caps. Buyers may therefore expect tighter competition and higher application rates for popular projects in choicer locations.”

First Shorter Waiting Time (SWT) flats in Bayshore may boost applicant interest

Both Bayshore projects mark the second time BTO flats have been offered in the area, following the debut launches of Bayshore Vista and Bayshore Palms in October 2024. Applicants were largely drawn to the coastal location of both previous projects near East Coast Park, as well as the transport convenience of Bayshore MRT station.

“With Bayshore Sails and Bayshore Oasis sharing the same location attributes, they could achieve strong subscription rates on a par with October 2024’s Plus projects.”

“Three-room flats at Bayshore Vista and Bayshore Palms were heavily oversubscribed, with a combined application rate of 1.7 for first-timer families and 55.8 for second-timer families.”

“Moreover, with SWT flats available in Bayshore for the first time across both projects, faster completion timelines could incentivise even more buyers to apply.”

Toa Payoh Hillside debuts Community Care Apartments under lowered 55-year-old age limit

As the sixth-ever CCA project and the first in the area, Toa Payoh Hillside will feature 256 CCAs. It is also the first CCA project where buyers aged 55 and above will be eligible to apply, following the lowering of the minimum age from 65.

“While supply is limited, the availability of these CCA flats remains a compelling option for older right-sizers in Toa Payoh. This will allow them to remain in a familiar neighbourhood while accessing structured care.”

White flat option extended to 5-room flats for the first time at Plantation Dew

Plantation Dew will be the first BTO project to offer White flats for 5-room units since White flats debuted at Crawford Heights in October 2024.

“Buyers who are keen to have greater flexibility to configure their living spaces will find these open-plan layouts particularly appealing.”

Comments on upcoming February 2027 BTO

The upcoming and final BTO launch in February 2027 will offer around 4,300 flats across four towns, namely Bishan, Tampines, Tengah and Toa Payoh. This will be accompanied by an SBF exercise offering about 5,000 flats.

“With Toa Payoh and Tengah offering fresh BTO supply in back-to-back exercises, unsuccessful applicants will have a second chance to secure their preferred flats without a prolonged wait.”

Among the previewed projects, we anticipate strong interest in the two Tampines launches, as well as those at Bishan and Toa Payoh.

The smaller 330-unit project along Tampines Street 11 lies between Tampines and Simei MRT stations, which are respectively anchored by Tampines Mall and Eastpoint Mall.

The 460-unit project, bounded by Simei Road and Upper Changi Road East, is also conveniently located between Upper Changi and Expo MRT stations. Its proximity to Changi Business Park could also appeal to working professionals who wish to live nearby.

The Toa Payoh project will be situated beside a proposed healthcare centre and the upcoming Mount Pleasant MRT station, which will significantly boost connectivity in the immediate precinct. Homes in the estate could also fall within a 1 km radius of CHIJ Primary (Toa Payoh) and CHIJ Secondary (Toa Payoh), as well as SJI International School. This could generate greater interest among first-timer and second-timer families.

With the Bishan project served by two MRT stations, namely Upper Thomson on Thomson-East Coast Line and Marymount on the Circle Line, it could likewise see popular demand. Prominent schools, such as Raffles Institution and Catholic High School (Primary and Secondary), could also draw in young families. Given these strong locational attributes, the Bishan project could be classified as Plus or Prime.
